Choosing a builder
Although renovating a home can be a hugely rewarding experience,
things can and do go wrong. We've all seen the current-affairs show
exposes detailing the destruction of someone's renovation dreams
by shoddy workmanship. Avoiding this means thoroughly checking
out the credibility of any builder before you employ them. Ask to see
examples of current/previous projects. Once you've satisfied yourself
on the following, you'll be sure you have the right person for the job.
Builders Warranty Insurance
Ask the builder for their licence number. Then, check that it is both current
and adequate for the type of work being carried out. Builders' licence's can
be checked through the Department of Fair Trading or the relevant
consumer-protection agency in your state.
Determine that the builder has insurance. This is extremely important.
As a form of consumer protection, builders and trades people must have
insurance in relation to defective or incomplete work on residential projects.
Generally, this covers jobs costing more than $5000, though this may
vary from state to state.
Domestic Building Contract
Ask for written quotes. It's a good idea to compare at least three,
based on the same plans and building materials.
Be wary of Prime Cost (PC) items. These are items you have not
specifically selected at the time of the contract and for which the
builder has made an allowance in the total price. In this situation,
a builder may base the quote on the cost of the cheapest model or
type on the market. The actual cost will be higher if you later choose
a better-quality item.
For this reason, it is important to provide details of the exact items
you require, including model number, brand and style,
when asking for quotes.
Be wary of any quote that is much lower than all the others.

Who will supervise the work?
How much deposit do you need?
When can you start the work?
How long will the job take?
What progress payments are to be made and when?
Who is responsible for cleaning the site?
e wary of A builder or trades person who encourages you to sign a contract
quickly to avoid a price increase. This is usually just a sales pitch.
A builder who suggests that you obtain an owner-builder permit
whilst they do all the building work may be trying to cover up the
fact that they are unlicensed or cannot get insurance.
