Nocommission.com.au shakes up traditional real estate

The days of selling a home and paying huge commissions to real estate agents for the privilege are finally over, thanks to a new company that gives vendors greater control in the overall process and simply charges them a flat fee, irrespective of the sale price.

Nocommission.com.au, founded by Harry Brigden, a former executive of online stockbroking firm ETRADE Australia, is set to take the real estate market by storm by offering vendors a low-cost selling option that will save them thousands of dollars on what they would have been charged in commissions by another agent.
“We are the first Australian real estate agency to provide licensed agents and quality service, commission free,” said Mr Brigden in launching nocommission.com.au.

“We provide all of the services of a traditional agent on a fee-for-service basis. Vendors only pay for what they use, performing their own open house to help minimise the costs they would normally pay an agent.”

nOcommission takes over the full marketing process for the sale, listing every property on the 4 leading Australian real estate websites and co-ordinates high end signage, brochures, floor plans, professional photography and copywriting of advertisements.

The vendor pays an upfront fee of $1,295, and $2,700 only when the property sells. This compares with a real estate commission of $15,000 to $20,000 on a $600,000 house, before advertising and other fees.

“Ten years ago people didn’t think they could trade their own shares, but now anyone can do it” Mr Brigden said. “The internet has created a culture of smart, savvy, independent people who are taking charge of their own affairs and investments.

“With the internet playing a major part in the process of buying and selling property (estimates indicate up to 90% of property purchasers use the internet first) consumers can now search and find properties that match their own criteria without needing to contact an agent.”

Mr Brigden said nOcommission provided strong motivation for people to be more involved in the sale process of their properties.

Interesting concept, but how do you justify it when you sell a $3m home and you only get $2700 when the comms would have been $30 - $40k ? And then you sell a $300,000 home and you get the same income as a $3m home?

Or has he decided to focus on the low end of the market?
